After many years of setting up performance measures, managing product and labor resources, analyzing financial and production parameters,I was hired into a premier commercial real estate firm to strengthen the professional quality of the sales staff and to use my business acumen to generate additional revenue. This I accomplished well on an annual basis during my first four years of employment through professional diligence, business analysis ability, market knowledge, and stellar customer service until the bottom dropped out of the commercial real estate market with economy in a freefall and banks refusing to loan money on reasonable terms. -Used all manner of analysis of business operations and investment including determination ROI, NOI, capitalization rates, cash flow, p&l profitability, expenses, for prospective new business owners and valuation for sellers of same. Location and placement of businesses based on a market analysis of demographic trends and geographical prediction of customer demand. Working with both landlord and tenant clients on leases in drafting agreements, negotiating terms, and assisting in zoning approval with governmental entity approvals for same. Located properties and advised clients on 1031 or like kind exchanges in order to assist in building client real estate portfolios or in the disposition of unneeded assets. Sales and acquisition of investment-grade commercial properties such as retail centers, hotels, multifamily, office, industrial, fractured condos and development sites •Prepares financial cash flow analysis, scenario models, and business cases to support real estate investment decisions •Coordinates, tracks, organizes, and synthesizes key performance indicators, metrics, and other critical information for real estate transaction projects, files, and strategic decision modeling Coordinates with field brokers, title companies, real estate attorneys, developers, city officials, and other vendors as required. Reads and interprets leases, contracts, and other real estate documents, plans, and surveys. Prepares financial cash flow analysis, scenario models, and business cases to support real estate investment decisions Prepares accurate and effective reports and presentations Identifies and communicates risks Analyzes and reviews budgetary and financial data
