Daily Duties at Vasco Ventures:
Identify, evaluate, and recommend potential residential property acquisitions for a private real estate investment firm that focuses on distressed opportunities and the bulk purchase of multi-family and mixed-use assets expected to generate outsized returns. Leverage engineering experience designing large retail and industrial properties in South Africa to provide the firm’s leaders with a competitive edge. Perform complex valuation and feasibility analyses to determine the appropriate investment strategy most beneficial to the firm’s stakeholders. Create and maintain robust financial models in Excel with integrated income statement, balance sheet, and cash flow statements. Regarded for exceptional attention-to-detail, diligence, and work ethic. Primary Responsibilities & Contributions: • Rely on publicly-available market data to build financial models that compare sale prices on similar assets in real-time, calculating the cash flow metrics and multiples utilized by senior management to move forward with a decision. • Create summary presentations to outline the pros and cons of an investment opportunity and actively participate in the negotiations process with both buyers and sellers interested in engaging Vasco Partners as a counterparty or investor. • Originated multiple projects in New York and New Jersey worth an estimated $10M in property value. Called upon by management to diversity the firm’s existing portfolio to include a higher number of commercial properties.
