Daily Duties at Cornerstone Architects:

· Meet with clients and prepare budgets and proposals for Company Services for new Projects, based on preliminary inspections and calculations of the office expenses for each specific project; · Perform an initial site inspection to indentify scope of work for Contractor, including water tests and water leaks investigations for façade waterproofing projects; · Prepare Scope of Work, Working Drawings and Details during pre-construction and Bid Phases; · Prepare Contract Documents, Budgets and Bid Analysis; · Perform site inspections during Construction Phase of the Project including masonry inspections and inspections from pipe and hanged scaffolding; · Review and approve to the Owner payment requests from Contractors during Construction Phase of the Project; · Work with Owner and Contractor on project time schedule for Project completion; · Perform final inspections, sign off and prepare filing documents for signing off the project with DoB. Certify completion of the project to the Owner; · Prepare LL11 inspections and Reports to DoB about building envelope conditions and exterior work required (for exterior projects); · Prepare bills to the Owners for Cornerstone Architects Services during all period of the project and follow up the payment receivable process; · Manage office team of 10-12 persons involved in Projects;
