Daily Duties at American Home Mortgage Services, Inc. F/K/A Option One Mortgage:

• Processing loan modifications with extensive knowledge of HAMP and traditional loans. • Knowledge of LPS (Loan Processing Services). • Familiar with Title Company processes for loan modifications. • Specialize in dealing with and resolving escalated situations for internal and external customers. • Document preparation, reviewing and auditing completed calculation sheets to be able to send out modification packets to customers. • Forbearance specialist. Reviewing and auditing a customer’s income and expenses to see if the borrower qualifies for forbearance plan. • Loss mitigation. Worked loss/gain analysis worksheets to minimize loss to the mortgage company. • Experience maintaining and updating Excel spreadsheets to follow account activity. • Prepared income calculation sheets to underwrite loan modifications. • In the event a customer does not qualify for HAMP or traditional modification, offer the customer short payoff, deed in lieu of foreclosure or other options that may apply following investor guidelines. • Review applications for accuracy and completeness. • Extensive knowledge of FDCPA rules and guidelines. • Goal oriented in meeting and exceeding production expectations. • Ability to help other business units with the loan modification processes. • Excellent in dealing with 3rd parties or other authorized individuals including attorneys.
