Daily Duties at Lowe's Home Centers, Inc.:

Daily duties at Lowe’s. (Manager of Property management-excess property) One of 4 Managers responsible for 1750 stores. Each manager 400 plus stores. I had over 500. Directly managed 3 Analysts. I was under a Director of Property Management, who reported to the VP-Retail Properties at Lowe’s. Responded to all property and building related needs of the District and Store managers. Interfaced with landlords and local zoning enforcement officials to insure compliance to local codes, keep the Lowe’s properties appealing to the shopping public, and promote a clean and fresh look to the Lowe’s brand. Arranged and managed maintenance , repair and warranty service on each of the units. (+/- 15 acres each) Responded to maintenance requests and managed routine maintenance of external paints, lighting, signage, paving, concrete repairs, roofing, HVAC, landscaping, and all electrical systems. Analyzed and drafted operating declarations relating to the Covenants, Conditions and Restrictions for the shopping centers in which Lowe’s operated. (OEA, DCCR, DCR) Interpreted and enforced leases and ground leases and negotiated to have the Landlords perform their responsibilities under the leases. Tracked and reported on incomes and expenses related to Common Area Maintenance (CAM) charges for many locations in which they were incorporated. Prepared reports to senior management outlining necessary expense for property maintenance and made site-specific recommendations about budgets and expenditures. Assisted in the purchase or lease of new sites for Lowe’s in the NE US. Personally managed newly acquired properties and maintained existing structures until demolition. Marketed “outparcels” and excess properties in my territory. Leased excess properties and up fitted them to new tenants specifications. Negotiated and maintained leases for cell towers, billboards, and other special uses of Lowe’s owned/controlled properties.
