Daily Duties at De Carlow Homes Inc.:
Project Manager,Meet with the Realtors when and if they had potential buyers of one of awere prebuilt homes or to descouse a custom build.Meet out at the subdivision's with customers accompanied buy there sales staff or aweres go of how the course of costruction works how and why we build a certain way what they could expect from me and DeCarlow Homes and answer any questions or needs they may have.I would also get to the office every day at 6;00am I held a office meeting everyday at 7;00am to give the employees their schedules for the day.I would make one for the three pic-up carpenters that were responsible for setting appliances ,hanging doors drywall and paint touch up setting exterior posts putting on window screen setting fire places,etc...Making a schedule for the trash crews what job sites needed trash picked up, lumber moved to the next site cover boards put on front and back door openings streets cleaned etc... I would make a schedule for the customer service crews set dates and time to meet with them clients and realtor and do customer walkthrough before giving the customer there new home, document and photograph any thing that needed fixed or addressed. Set scheduled with the realtors customers and the owner of DeCarlow Homes for bank draws,Payments necessary selections from customers such as carpet, tile ,floors faucets.fire places,roof color,brick,landscaping, etc...take all that information create a costruction file which we would go over with the buyer create a release to construction file.From there I would schedule time for the plans drawer to meet and design there home over the next two weeks I would meet with them and the realtor two to three times a week,One we had a approved set I would turn into the city.With a approved set of plans I would schedule another appointment we would would all sign plans. From their i was responsible for coordinating the entire job from start to finish,I would have construction meetings with all the subs to go over the fill es as to what selection and needs they would have to Carrie out during construction.I would generate schedules and time lines that they had to work and perform in.I would also amend and implement new schedule if selection changed or need adjustment.I also would call all inspections which i would visit the sites daily any correction would become part of the morning duties once the job was oked by the inspector I would put it back on schedule.I was also responsible for keep track of the costs making sure subs were billing honestly and in line with comparable pricing sometimes having to negotiate price or if they needed to redo a item that wasn't up to standard.Don't forget while doing all this we would be finishing a house per week and we built in 4 different county's
