Daily Duties at Multi Service Center:

Reviewed daily cash reports based on latest check run and future cash requirements from AP and payroll and anticipated reveneus. Monthly review of 5 tax credit low-income investment property income statements and balance sheets and provide CEO with report. Monthly and year-to-date financials were analysed with attentions paid to occupancy rate, cash balances, funding of reserves, current ratio, bad debt expense, gross revenus, vacancy losses, adminsitrative expenses, utility expenses and maitenance expenses, capital purchases paid out of operating funds and net income after lease-up activitie. All the actual revenues and expenses would be compared to budgeted figures and explanations made for variances. Resolve audit concerns, goverment compliance issues and answer investor questions. Reconcile year end financial statements to tax credit property audits and partnership returns. Approve audits and tax returns and recommend that CEO sign the management representation letter and 1065 partnerhsip return. Sign checks from AP run. Insure that property tax exemption forms are completed on time. In January and June I closed the property reports ot the WBARS (Web Based Acoounting and Reporting System) that collected for all state and local regualtors the tax credit property data including detailed tenant recertification documentation, income and expense statements and occupany rates/ Updated insurance policies and included costs in budget. Reviewed monthly income statements by division and the balance sheet after they were run by accounting manaager. Accounting manager presented financial reports to board wuth me present. Updated MSC Foundation investment balances in accounting system after monthly reports from investors received. Ran Foundation financials and presented reportmto board. The payroll/human resources manager was given her own office away from the accounting department and this reduced tension and gave her more privacy for employee evaluations and payroll data entry.
