ACTING GENERAL BUSINESS MANAGER RESPONSIBILITIES (2003 – Present): Manage general business functions while acting as a liaison between departments and the CEO \ President • Cash flow analysis and reporting • Develop and integrate spreadsheets for all departments • Cost impact analysis and recovery on a company wide basis • Monitor company profitability with spreadsheets designed to track current year revenue and profit margins and compare them historical data • Designed and implemented a spreadsheet that integrates critical Project Management data such as schedule, revenue and profit margin with critical Estimating data such as bid hit ratio by estimator and expeditor • Implemented a master construction schedule which is used to evaluate project manager workload and superintendent availability • Created and implemented spreadsheets used for tracking and projecting bid awards on both a monthly and yearly basis • Converted all project related documents into digital format • Evaluate credit worthiness and financial stability of current and potential clients • Provide management suggestions for existing projects • Train new hires and monitor progress • Conduct employee evaluations and reviews on a yearly basis • Maintain state licensing and registrations nationwide • Manage office renovation projects ACCOUNTS PAYABLE MANAGERIAL RESPONSIBILITIES (2005 – Present): Effectively manage all project related costs and how they impact profitability • Review, approve, and post all project related invoices • Establish and maintain relationships with credit references • Monitor and maintain company Dunn & Bradstreet account • Negotiate early payment discounts in order to increase profitability • Established a series of spreadsheets in order to simplify the weekly process of reviewing, approving and reconciling project related accounts payable PROJECT MANAGEMENT RESPONSIBILITIES (2001 – 2005): Successfully perform all aspects of the construction life cycle for retail tenant fit-outs ranging in cost from $50,000.00 to $550,000.00 • Solicitation for subcontract and material bids • Review and qualify subcontract and material quotes • Negotiate and award subcontracts and purchase orders • Review contracts for bias and modify as necessary • Project scheduling with use of Microsoft Project • Manage and negotiate subcontractor and owner change orders • Maintained an average profit margin of 15% - 20% • Concurrently managed 3 – 5 projects • Dispute resolution using cost benefit analysis to minimize risk • Job cost control and analysis using Sage Timberline Office • Maintain client relations \ build relationships in order to secure future work • Managed over 50 commercial retail projects for retailers such as The Men’s Wearhouse, Brookstone, Barnes & Noble, Abercrombie & Fitch, Panera Bread and Suncoast Video ESTIMATOR (1999 – 2001): Perform all aspects of the construction bid process including plan review, bid solicitation, and proposal submission SECONDARY RESPONSIBILITIES (1999 – Present) • Workstation \ office set up and design • Troubleshoot hardware and software issues • Provide technical support to field personnel • Maintain security system and video surveillance • Maintain office phone system • Manage wireless phone account
