Daily Duties at Pinnacle Management:

Solely attended to tenant needs, whether it was maintenance related (electrical, plumbing, carpentry, painting/plastering) leasing, rental concerns, legal issues, negligence, lost keys, or inquiries about possible apartment transfers/vacancies. landscaping (to be coordinated with Directors wishes) I supervised about 60 maintenance employees to ensure and maintain healthy living environments. If tenants had a maintenance issue such as electrical, plumbing, painting/plastering, or carpentry, I would contact the superintendant or handyman onsite to attend to that issue. Then if needed, I created a work order which would be signed by the tenant on record once work is completed. I would enter the work order into our Yardi system. Assisted in screening prospective tenants by running background checks using Onsite software. If prospective tenants' background checks were not fully approved by the system then I reported information to the Director of Operations for further evaluation. Making periodic reports to the Director of Operations, or the Director may simply delegate specific tasks and deal with others directly I provided clerical and administrative support by answering phones, filing/editing paperwork, inter company correspondence, lease preparation, rent collection, and organize/send inter office documents. Represented Pinnacle in Housing Court hearings. Presented documentation of negligence if needed such as pictures, signed paper work (stating repairs or renovation was completed). Marketed vacant apartments through word-of-mouth and by creating and posting flyers in local businesses. Showcased vacant apartments to the public. Thoroughly inspected vacant apartments, occupied apartments, and buildings from roof to cellar. Documented any violations or needed repairs/renovations and prioritized any necessary actions. Handled all city agencies' violations by determining subsequent steps in order to complete the repairs/renovations for example: subcontracting maintenance workers, contacting handyman or superintendant depending on the severity of the violation (painting/plastering of certain areas of the apartment or entire apartment, repair any broken or nonfunctional items in apartment or building itself). Accompanied City Marshall Throughout the eviction process to ensure apartments were maintained and held to company standard.
