Daily Duties at Kinsley Construction, Inc.:

Service the client in a timely and respectful manner; meeting or exceeding his or her expectations • Review proposal and all contract documents to become familiar with project requirements and obligations under contract • Monitor daily, weekly and monthly project costs; report any inconsistencies to senior management with detailed explanations • Work with the Project Superintendent and Project Accountant to prepare project status reports detailing cost variances on work to date and cost and revenue projections for the completed project; typically these reports are done on a monthly basis. • Assist in negotiating and purchase materials, services, and subcontracts • Coordinate schedules with the Project Superintendent to ensure milestone dates and budgets are met • Review/approve and/or forward submittals for shop drawings and samples for materials according to project requirements and schedules • Conduct project start-up and ongoing project conference meetings with project team and senior management personnel, i.e. Project Superintendent, Project Accountant, Project Manager, Project Estimator, Division manager • Coordinate with engineers, vendors estimators, onsite supervisors and accountants to facilitate timely and profitable completion ofquality projects • Assist in preparing subcontract and purchase orders after review with senior management; if deemed necessary and after review with senior management, direct the suspension of subcontractors or vendors that are not performing to the predetermined schedules, plans or specifications • Establish, with assistance ofthe Project Superintendent and Project Estimator, a construction schedule • Work with Kinsley Construction, Inc.'s Director of Safety, Safety Programs and EEO Programs to ensure a positive work and safety attitude in an effort to provide an accident-free workplace • Coordinate with the Project Superintendent the scheduling of subcontractors work and material deliveries • Work with the Project Superintendent, reviewing job progress and cost reports regularly, providing and assistance possible to meet project specifications and schedules • Provide information from the estimate to the Project Superintendent, as required, to properly manage a profitable project; enable the Project Superintendent to complete the project within budget and on time; Project Manager and Project Superintendent shall be accountable for positive results • Work with owners, engineers and subcontractors to resolve project problems; problems outside your responsibility or that require additional staff support are to be referred to senior management • Refer all legal problems concerning projects to senior management for action • Visit the project site regularly during the project's work shifts to review problems, monitor progress, ensure compliance with contract documents, specifications and quality of work preformed • Prepare change order requests for the client's approval; coordinate the estimating ofchange order costs with the Project Estimator and Project Superintendent and subcontractors; document field directives from client that change or alter the original scope of work • Process and coordinate changes in the project to include design changes, scope revisions andlor alternate construction methods; keep appropriate parties informed • Schedule and attend Final Inspection with the client; ensure completion of "punchlist" items • Review/confirm final contract pay quantities • Perform final project summary to include cost analysis and schedule analysis • Conduct final project meeting with Project Superintendent, Project Accountant, Project Manager, Project Estimator and Division Manager to discuss final cost analysis, schedule analysis, key problem areas, noteworthy positive occurrences and discussion of remaining items for close-out Responsible for pursuing work associated with erection of Bridge beams, Box culverts and similar work. This will include; reviewing bid advertisements for State and local agencies in P A, MD and surrounding states; These opportunities will be discussed with Division Coordinator for final decision on bidding; contacting contractors to price beam erection; contact Precasters to explore opportunities to partner in supply and erect projects. • Responsible to review plans, estimate project needs, solicitation of crane quotes, write up scope sheets and send out quotes for erection projects, once complete. At this time, project needs will be relayed to Division Coordinator to price projects. Goal would be to become comfortable with pricing these projects for review by Division Coordinator. • Responsible for reviewing, estimating project needs, solicitation of crane quotes and delivery of these to Division Coordinator for bridge projects bid internally. • Responsible for helping to train field personnel, as required, maintaining competent erection crews to satisfy workload. • Responsible for creating erection/demolition drawings, as required, for submittal to agencies for approval. • Responsible for training of draftsman to produce erection/demolition drawings for submittal to agencies. • Responsible for Project Management associated with erection projects. This includes: completing subcontracts, completion and review of erection plans and submittals; dealing with contractors, owners, agencies, etc. to coordinate all aspects of work. • Responsible for field work associated with erection, once jobs are contracted. This includes site visits and scheduling of crane needs. Manpower needs will be discussed with, scheduled and coordinated through Bridge Division General Superintendant. • Responsible for plans and field work
