Daily Duties at Hca Real Estate Management Company:

• Manage 4 multimillion dollar, multi-family communities in Northern San Diego representing 711 units. • Supervising a staff of 20 between all properties. Conducting safety meetings with staff monthly. • Supervising and training new management and leasing staff for the company. • Prepare apartments for occupancy on turnover. EX: responsible for all move out inspections, move out paperwork, scheduling vendors, painters, housekeepers, maintenance staff. Having empty units turned around within time limit given by corporate. Doing final walk thru inspections prior to new move in for punch lists. • Responsible to make sure all work orders are completed within 24hrs. • Responsible for ordering all maintenance items and staying within monthly budget allotted. • Deal with all types of emergency calls for the properties. • Maintain buildings in a safe, clean and orderly condition. • Responsible for leasing and all leasing agreement paperwork. Pulling credit reports, verifying employment and past rental history, renewal of leases for current residents. • Responsible for collecting monthly rent and all delinquent rent before the monthly cash sheet is closed out. • Daily bank deposits, inputting all payments into Data Trust, Balancing out monthly cash sheet and submitting to corporate office on the 15th of each month. • Responsible for posting of rent remainders, serving 3 day notices, and starting Unlawful Detainers paperwork with the attorneys. • Maintain routine records such as, but not limited to, work orders, materials, ordering supplies, keeping inventory up to date and organized, injury lists, etc. • Establish and maintain a cooperative and effective working relationship with co-workers as well as with all vendors and residents.
