Daily Duties at Signature Construction Llc.:
Cost Analysis-I make sure that the billing and bank draws match the completed percentages of product the owner has received. Schedule Administration- This is one of my greater achievements partly due to personal ability but largely due to experience; for lack of better terms I put square pegs in round holes if the situation demands it ;I plan in advance normal durations and sequencing procedures and I stick to the scheduled plan as much as possible ,however I keep the big picture in mind and as projected problems are anticipated and assumingly arising to be reality ,I adjust the schedule by sequencing differently , adding more crew to shorten durations, doing partial segments of work and coming back to it when possible, the biggest asset from me for sticking to schedule dates is to look in advance and anticipate problems and be prepared to work through them. Also a scheduling tactic that I have learned to do (and many people seem to not do, due to presumed failure) is when all measures are exhausted and your left with only bad choices and it’s my place to make a decision and I have no other choices, I will make a choice and move forward!, Contract Administration – I read the contracts and make sure the trades are performing all work duties. One thing I do that seems to lack in other piers is I will confront the situation. I don’t hide from it assuming it will go away. I enforce the contract if the situation is needed. I know who signs my check. Training Superintendents- We have a S.O.P. for the company and I read, explain and test on the material. I do hands on site training; I get the prints and take them in the field and plan procedures and also measure and inspect product. I thoroughly go through the prints with them. , Quality Control – compare the prints with the products to make sure they are the same and installed properly. , Contract Enforcement - If a trade is not performing to the agreed contract I apply the policies laid out in the contract to get cooperation from the trade. Our procedure is to write a letter and let them know they are late on production and will receive fines and/or supplementation in accordance with the contract they signed. , Specification Review- I read the spec book to see if all seems normal and if not I follow protocol to get it clarified, then I use all spec information to compare in the field. Contract Review- I read the contract to make sure we have what we need in the contract to get the job built to specs. If not I follow protocol and get the items added to the contract to get the job completed. , Architectural Print review – The main thing I do is compare detailed items to other areas of the prints to make sure every item is portrayed the same in multiple areas of the prints. , Meeting and Communication Administration of multiple sub-contractors- I perform pre-construction meetings with about thirty trades equating to about 120 craftsmen, about overall job situation, Safety (OSHA, evacuation/hospital route and CPR), schedule, product, policies , and protocol. Architects-Geo-Civil and structural Engineers are who I meet with and trades to make sure everyone is in accordance and see if we have all agreed to material prints and specs available for the trades from owners, city, neighbors or any other entity .Code Analyst – I investigate local codes to see if any were missed on the prints before we start installing product., Evaluate contract variations – I read the contracts and compare to old ones and see if there is changes., production management- I look at work completed and see how many man hours it took to get this far and I calculate to see if we will hit our target date. If not we get more man power, add another shift or work over time. Also if more machinery or product will help we get more. , Monitor management systems- I look at our ICPM computer program and make sure all employees are using it to its potential and see that it is being used properly. ,safety inspector- I am on site weekly to monitor all safety documentation and practices and I communicate with our office safety director to make sure site personnel is enforcing all polices properly. , Strategize for varying complex requirements- An example of this is when we had footers being installed in cold weather conditions we were falling behind schedule. I met with our on- site superintendent and all trade Forman. We concluded that half footer could be installed and the form boards installed and the plumber could start his underground trunk line, while the front footer was going in, this cut time in half and we did this procedure through the rest of the job to stay on schedule. .
