 Provided leadership and direction to all aspects of operational, financial, and personnel matters within real estate, construction, and development firms holding subsidiaries through acquisitions, mergers, start-ups, and partnerships.  Achieved a return on assets on commercial properties of 13.8%, ROA on residential projects of 8.8%, and ROA on operating company of 51.8%.  Maintained sole accountability for all aspects of development from conception and visualization to site selection and land purchase.  Executed financial stewardship, budgeting, forecasting, variance analysis, and financial reporting.  Developed accurate and reliable financial reports that aided in business decision-making processes.  Participated in real estate activities including right-of-way negotiations, permitting, infrastructure (water & sewer, erosion control, retaining walls, grading), construction, record management/reporting, and final Certificate of Occupancy.  Spearheaded development of office, retail, and multi-use commercial buildings and residential subdivisions, apartment complexes, single-family homes, town homes, and condominium communities.  Orchestrated regulatory compliance regarding zoning, R/W, wetlands, water quality, detention ponds/systems, erosion control, building design, topographical elevations, building setbacks, engineering, signage, and sidewalks.
