I scheduled site managers and maintenance personnel to attend regular training sessions held by the monitoring agencies in their district. As site manager I was responsible for the following: hiring site managers within their designated districts, all communications with site managers assigned to them as well as financial and physical conditions of the properties, training the site managers so that paperwork is accurate and will meet the monitoring agencies’ specifications, ensuring that needed maintenance is completed as requested, preparing budgets for future properties, working closely with the governing agency that is specific to each property. Resolved tenant issues and complaints, property inspections to monitor the overall condition of the property. Preformed periodic unit inspection, and attended all inspections conducted by Rural Development and HUD. Collect past due rent's and late fee's and send out all notices relating. Other duties included screening all applications-approving or rejecting and sending notices by mail to applicants regarding any findings for rejection. Eviction process-taking correct legal steps to eliminate problem tenants and assure all monies are collected. Assure completion of all 504 transition plan's according to due date and financial ability of the property to complete needed improvements.
