Daily Duties at Richman Property Services Inc:

Directly supervising employees of the Maintenance Department in various Region and properties. Carry out supervisory responsibilities in accordance with Company policies and applicable laws. Interview, hire, train and all Maintenance staff.Plan , assign and direct the Maintenance staff of the various properties as well as schedule monthly meeting with Maintenance Managers, Supervisors and Superintedents. Arrange and supervise work of outside vendors and Contractors. Inventory control of maintenance items and purchase. Prepare preventive maintenance programs.. Conduct weekly visits to sites to assigned properties for interior and exterior of all buildings and grounds. Work with maintenance staff to turn vacant units in three days or a timely manner and assre work orders are completed. Prepare properties for REAC and other site State and Federal inspection passes. Oversee's all HVAC, ELECTRICAL , MECHANICAL , Building Equipment design , service , installation , repairs and maintenance. Manage , superviose , monitor all new developmnt sites in terms of unit punch, staffing , marketing , opening and operation. Design enery management and write yearly budgets.
