Led and managed land acquisition team for both Ryan Homes and NV Homes to procure forecasted land positions in nine counties in the Philadelphia area. Negotiated an adequate supply of lots for three divisions to achieve 20% growth YOY. Purchased lots with lot option contracts which locked in the risk, assigned responsibility for lot improvements to the seller, and provided minimal impact to the company balance sheet. Trained and managed a staff of six land managers.  Networked and created business relationships with various developers, attorneys, engineers and other various entities to develop, buy, and deliver fully finished lots on a rolling quarterly basis.  Collaborated with profit centers to meet operational goals, objectives, and business plans.  Performed market research and yearly market backgrounds for all markets and products
