Daily Duties at Janko Group, Llc:
Engaged by owner to play a key part in the start-up of a new real estate venture. Our business plan was to assemble a talented team of individuals with significant residential development experience to purchase large "under-construction" projects at a discount due to the softening Chicagoland real estate market, re-engineer the projects with new product and density that worked in the current marketplace, secure the municipal approvals, and then sell the assets to builder and developer clients for a profit. "Hands-on" involved in all aspects of development work on over 400 residential homesites, including: land acquisition, due diligence review, governmental zoning approval, property management, marketing, financial analysis, and business plan development. Unfortunately, the market continued to decline for the 18 months following start-up, and our group was downsized by 50% in May of 2009.
