Daily Duties at Diversified Equity Inv. Corp:

Accounting Responsibilities: • Reviewed and Approved all annual project budgets and the consolidated Corporate budget. • Reviewed and Approved all division annual revenue and expense projections and assumptions. • Oversight and Supervision of both internal and external 3rd party accounting departments • Responsible for all individual and consolidated monthly/quarterly and annual financial statements for 40+ entities • Responsible for the net profits of all four revenue divisions (Property Management, Asset Management, Leasing and Other Consulting services) Financial Responsibilities: • Review and approved all project capital contributions and distribution. • Compliance with all Loan agreements, covenants, and debt obligation. • Managed all investor and Trust’s relationships. • Sourcing new debt for acquisitions and roll over of existing debt. • Removal of all letters of credits. Operational Responsibilities: • Leasing for all shopping centers. • Insurance placement and management for entire portfolio. • Supervision of internal and external property managers and construction management. • Development of new revenue lines/division. • Creation of Value Add for all existing properties. • Determination of Hold vs. Sell analysis for every property in the portfolio. • All Tenant and Legal matters. • Approval of all Capital Expenditures IT Responsibilities: • Implementation of accounting system and software. • Standardized acquisition and disposition analysis through implementation of Industry specific software. • Determined company’s computer hardware and software requirements and approved all acquisitions and maintain/upgraded the company’s various systems.
