Daily Duties at Jupiter Realty Company:

 Team Integration - Daily communication with Senior Management, Owners, Lenders, Investors, Architects, Engineers, LEED Consultants, Other Professionals, Hotel Franchisers, Contractors and Interior Designers from the conceptual stages to project completion.  Value Engineering - During design and implementation phases responsible for reducing and controlling costs and increasing efficiencies.  Contract Management - Oversee each contract in detail which consistently results in on time performance, rapid reaction to unforeseeable conditions, and effective project completion and close-out.  Initial Due Diligence - Establish detailed procedures which communicate clearly and accurately the project specifics to ensure contractors prepare accurate budget estimates, timelines, and final pricing.  Environmental – Establish environmental project protocol, procedures, bidding instructions and documentation procedures.  Project Coordination - Establish and direct multi-discipline project team to ensure proper coordination of drawings, schedules, inspections, and pay applications.  Quality Control - Review in-progress and completed project work to ensure completion in accordance with the contract documents and specifications.  Bid Process – Oversee the coordination of specifications and bid process for new construction as well as renovation projects.  Project Specification – Established Scope of Work documents and Punch List Criteria including complete upgrades of Guestrooms and Baths, Public Spaces including Lobbies, Corridors, Meeting Rooms, Ballrooms, Pre-function Areas, Public Washrooms and ADA upgrades.  Design Review - Review and evaluate architectural/engineering schematic designs, construction drawings and permit drawings. Coordinate final documents with municipalities to incorporate changes and modifications and expedite permit review and issuance.  Contract Negotiation - Review and revise AIA Contract documents for required changes, including Supplemental Conditions, based on project specific requirements.  Monthly Draw Process - Preparation of monthly draw requests to Lenders for construction loans.
