Overall day-to-day construction management for high density projects in Southern California. Interview and hiring of project Superintendents, Project Engineer and Project Coordinator. Interface with architect and consultants to get final construction plans. Review all construction plans for completeness and correctness. Coordination of plans through City and other governmental agencies to issuance of permits. Supervise distribution and control of plans to subcontractors for bid requests. Supervise preparation of all subcontracts. Administration of all subcontracts including approval of payments. Manage all submittals, RFI’s and change orders. Interface with onsite staff to expedite construction. Select contractors, review bids & award contracts, maintain construction schedule, review & process draw requests, review work progress schedule, oversee performance of architects, general contractors & subcontractors, serve as liaison between owner/developer & contractor, & see project through successful close out.
