Daily Duties at Project Impact Usa:
Motivate and lead subordinates, managed operations for the Lynwood Vacant Properties Initiative that resulted in a 160+ housing units in 28 buildings. Developed and implemented purchasing and contract management policies and procedures. Coordinated internal product development meetings to identify new acquisition and procurement needs, address mitigation issues with the agency attorney, and deliver briefings and/or professional presentations to key stakeholders. Negotiated bidding contracts, oversaw supply contracts, and formulated policies with suppliers. Ensured organizational effectiveness by providing leadership for the development of specifications of products supplies and/or substitute materials for construction building materials per HUD requirements. Adhered to governmental regulations such as OMB, EPA, OSHA, NIOSH standards while meeting the requirements for the Housing Choice Voucher Program, Capital Fund Programs, HOPE VI, 202 and 811 subsidies alone with CDBG, LIHTC funding, while meeting mixed finance rule. Developed individual program budgets in coordination with the agency CPA with President/COO approval. Worked with Ohio and California nonprofit developers, funders, financial institutions, stakeholders, City of Lynwood, HUD, and 37th Congressional District in Los Angeles on all projects.
