Daily Duties at Delta Exclusive Realty :

Responsible for reporting to the Property Manager about Issues and logs Service Request from residents. Calculate future expenses that are based on the historical information. Prepare monthly property financial reports using MRI for the portfolio and corporate office manager review, assist with tenant billing worksheets to verify accuracy of the billing. Familiar with HUD and housing authority issues, collections, billings and inspections. 2006 Certified Property Risk management Analyst by Fannie Mae. Supervise building contractors on tenant improvements on the property and helps in investing tenant delinquencies by contacting the accounting and tenant department. Effectively able to deal with all age groups, responsible for writing resident newsletter and planning community wide functions and responsible for other duties as assigned. •Consistently and genuinely demonstrate the STARS principles of Service, Teamwork, Action, Reputation and Success in all activities and interactions. •Responsible for maintaining consistent occupancy rate •Maintain and develop property and client database. •Responsible for managing rent collection and lease administration. •Responsible for resolving disputes including payment demands, evictions, deposit demands etc. •Dramatically streamlined operations, inventory and manage tenant credit checks. •Market Property: With direction from Property Manager, devise and implement marketing programs for your community. Programs will be developed on a neighborhood-by- neighborhood basis and will focus on: Offsite marketing; Corporate Apartment marketing; Resident retention/renewal programs; Increasing occupancy; Leasing Team Contests; Resident Activities. •Responsible for coordinating tenant improvement, resident complaints and scheduling maintenance. •Initiated projects based on customer orders and identification of system deficiencies •Manage and research commitment /obligation information to ensure the timely and accurate financial data •Maintain strict adherence to the federal Fair Housing Act, which prohibits "any preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, or national origin, or intention to make such preference, limitation or discrimination." •Perform analysis and prepared reports in order to ensure that contracts are within negotiated budget and client Cost control guidelines.
