Daily Duties at Cousins Properties:

•Managed all operations relating to 904,000 sq. ft. of class A+ office building which included the new Frost Bank Tower (FBT) hi-rise and Research Park Plaza. •Hired and supervised staff of four trained and experienced Building Engineers. •Insured the completion of nearly 5,000 punch list items after FBT completion. •Confirmed all warranty items during first year that the FBT was opened. •Priced and purchased all tools and equipment needed to start up and then to maintain FBT. •Attended all construction related meetings during final 4 months of the construction of FBT base building. •Devised and implemented annual budget relating to operations at FBT. Included complicated task of separating base building utility cost from occupied cost. •Involved in overseeing 305,000 sq. ft. initial tenant construction within FBT. •Gathered information and devised initial preventative maintenance schedules on all equipment within FBT. •Created and maintained all operation related files and the organization of building plans and specifications. •Monitored and implemented methods to reduce cost of facility utilities (with no prior history to compare at FBT). •Involved in input on all security and janitorial related issues. •Negotiated and monitored all on-site vendor and contractor work. •This premier building was very high profile and recently sold, setting a record as the most valuable building in Texas history per square foot
