Daily Duties at Delhaize America:
Corporate Real Estate and Development is responsible for all of Delhaize America real estate and store building. Real Estate will include but is not limited to, new store development, market research, strategic planning, acquisitions, dispositions, fee development and self developed locations. Distressed assets as well as underperforming locations. Analyzing current market conditions as well as predicting future conditions. Negotiating terms of buyouts for distressed locations as well as terms for portfolio acquisitions. Creating financial analysis and models to track profit and losses. Knowledge of bankruptcy law. Market Renewals, contractual payment reductions and modifications. Working with marketing developing a stragey plan and proto type for customer segmentation. Property management oversees leasing, sublease, TI (tenant improvement dollars) as well as Landlord improvement dollars. Managing operational budget of over $20 million dollars. Met performance goal of $10 million for 08-09; $12 million for 06-07
