 Managed and delegated work to crews to maintain all building facilities; designed and constructed new facilities as needed.  Supervised 45+ employees, including 2 assistant managers, 4 supervisors, 4 carpenters, 2 plumbers and 28 maintenance workers, with hire, disciplinary and dismiss responsibilities.  Evaluation, prioritize and rapid response to nation-wide emergency situations, maintenance and repair with quick completion of projects.  Efficient project planning and effectively supervised crews to consistently exceed expectations.  Worked in highly charged and politically tenuous situations with utmost attention to professional demeanor and high ethical standards.  Managed $20K-$25K per month operating budget and Special Project Funds.  Extensive reporting to governmental agencies as well as management reporting.  Capital appropriations and cost justifications.  Implemented aggressive cost reduction program which effectively reduced labor and materials costs.  Re-organized department with a reputation of excess spending into an efficient, cost effective and professional department, which led management to discontinue all outsourcing of civil engineering projects and assigned work to department. Cost savings to company exceeded $100K per year.  On-site inspections with liaison to all governmental agencies.
