Daily Duties at Laramar:

Served as Assistant Vice President for acquisitions of multi-family rental apartments and promissory bank note purchases. Responsibilities included initial deal sourcing, property and market evaluation, internal Investment Committee presentation, due diligence of contracted subject and concluding with property closing and financial investor Business Plan presentation. Exclusive responsibility to present Florida’s target areas of focus and initial deal sourcing for all incoming opportunities. Developed specific market research, not available from macro level firms. All potential deals were evaluated based on demographics, employment, visibility, affordability and opportunity for value add improvement. During Investment Committee presentation, was solely responsible for gathering, analyzing and presenting market rent analysis and value-add strategy, supported by physical improvement plan and line item budget, along with timing and implementation schedule. Analyzed and presented past area sales and quality with comparison of subject property to support the acquisition price. Responsible during due diligence for identifying and determining actions to remedy any government violations and third party liens on the subject property. Confirmed compliance or legally non-conforming issues with zoning, density, parking height limits and other regulatory issues. After a bank note closing, assisted the Asset Management department as needed in being appointed receiver by the courts, through property foreclosure.
