Daily Duties at Tp Designs:

Design, manage and present projects to Clients, Cities, Investors and Public Agencies. Provide due diligence & technical services, and building code analysis/interpretation. Secure challenging planning approval throught City/Commission, coordinate w/ Client, Engineers & Contractors, provide/maintain Project Schedules, QA/QC Plan Review, mentor and lead staff, proactively resolve potential problems related to construction, subcontractors, owners and engineers, manage contract proposal, change orders and RFI. Possess advanced knowledge of design process, construction documentation, construction administration and materials. Partial List of Projects and their location: Institutional & Education  Mar Vista Family/Community Center – 12,000 SF urban community center in Los Angeles, CA (required an extensive Parking Variances and CUP)  Saint Mary Armenian Assembly Hall/Community Center – 15,800 SF colonial church expansion in downtown Glendale, CA. (required an extensive Parking Variances and CUP)  Kindred 19th Avenue Skilled Nursing Facilities – Renovation Project in San Francisco. Coordination and obtain DSA & OSHPD approval.  East Los Angeles City College Gym Repair – Repair and redesign fire damage Men’s Gym in East L.A. College.  East Los Angeles City College SolarRetrofit – Solar Energy Retrofit of Library in East L.A. College.  Behavior Health Center- 3,800+ SF Urban Drug Rehabilitation Center and renovation project (w/extensive CUP Permit) in Inglewood, CA.  American Institute of Health Science - 7,800+ SF Urban Tenant Improvement and Exterior renovation project in Bixby Knoll, CA.  Alliance Evangelical Divinity Church and National Headquarter- Completion Renovation and expansion of existing evangelical Church in Anaheim, CA. (Obtain CUP, Parking Variance and Negotiation w/ City Officials for Approval) Hospitality  Best Western INN Renovation - $4M+ Hospitality Improvement project in San Diego, CA.  Quality INN Conversion –Conversion, Addition & Renovation of existing Motel in Chula Vista, CA.  Holiday INN Renovation - $3M+ Hospitality Improvement project in Laguna Beach, CA.  Holiday INN Express Conversion – $4M+Hopitality Improvement project in Dana Point, CA.  Holiday INN Express Conversion - $3M+ Hospitality Improvement project in Moreno Valley, CA.  Sunset Beach Boutique Hotel Conversion – Proposed Full Exterior/Interior facelift project in Sunset Beach, CA. (required General Plan Amendment), Santa Ana, CA.  Popeye’s Chicken Renovation & Conversion – 2,100 SF Fast food restaurant Chain in El Monte, CA.  Lee’s Sandwiches- Popular trendy and very successful Asian Sandwich Franchise vary from 600Sf to 20,000+SF. o In Alhambra, Westminster, Irvine, Fullerton, Artesia, Houston & Irvine  Brandi Café and Deli – 1,600 SF T.I.
