Daily Duties at Advenir Real Estate Management:

Managed day to day operations of property, including but not limited to: hiring, training and firing of staff. Marketing and positioning the property for the highest occupancy and revenue possible. Leasing as well as managing the employees daily, both administratively and the maintenance team. Produced yearly Budgets, P&L review and Owner Letter each month. All aspects of customer service were managed with the highest of ethics and professionalism. Consistently trained employees on Fair Housing. All management teams required to take continued learning classes with Gracehill and/or other educational training providers. Daily inspections of property and turnkey; make ready units. Monthly Market Surveys and various other reporting. Empowerment of all staff members. OSHA Compliance and Safety Meetings conducted monthly. Rent and other revenue collection to achieve less than 1% delinquency. Brainstorming meetings on various subjects each month. ETC, ETC. Lastly, I was successful in conducting over 30 property tours with potential buyers when the property went on the market and sold twice during my tenure while maintaining the staff as well. I was bonused $25,000 for each sale as were the employees a $1,000 to $5,000 depending upon their position with at the property.
