Daily Duties at Resorts Development Group, Inc.:
Managed all aspects of land development and horizontal construction. Prepared and Presented weekly, monthly, and quarterly status reports to owners and investors. Project managed the completion of $76 million in construction and the design and permitting for future construction projected to achieve a $600 million return. Orchestrated a four (4)-parcel development agreement with the local municipality to allocate all of the required water, sewer, and transportation entitlements necessary for the projects. Designed, prepared and presented weekly, monthly, and quarterly status reports to land owners and private investment groups. Prepared project take-offs to determine sub-contractor estimates and value engineering potential. Served as Construction Representative to Westridge Community Development District (WCDD). Prepared project reviews to evaluate percentage of completion, probability of recovery for change orders and claims, and reasonableness of the estimate to complete to secured creditors and investors. Researched potential commercial and multi-family sites for development and prepared feasibility analysis and property due diligence reports. Designed and presented all company marketing information and developed firm marketing strategies. Hand picked to develop and oversee company office procedures, specifically the creation and implementation of a numeric electronic filing system. Executed project financial feasibility studies and sub-contractor billing analysis. Lead and collaborated with members of local municipalities related to comprehensive plan land use amendments, rezonings, comprehensive plan text amendments, land development code text amendments, DRI’s, PUD’s, and signage text amendments. Supervised and administered, scheduling, estimating, and construction cost reporting Managed a staff of 10+ employees. Analyzed construction schedule delays, defective specifications, and loss of productivity to Project Director. Prepared and presented reports identifying potential issues and recommending a solution. Perform construction contract audits and compliance reviews Managed client relationships and communicated with the client Managed field work, including data collection, analysis, and work paper documentation Prepared client proposals and lead business development activities, including the acquisition of 280 acres of raw real estate projected to be worth $600 million when fully developed.
