Developed and managed a $9 million annual expense budget and $10 million annual capital budget for equipment, land, and building improvements. Reported to the national director of facilities. • Achieved budget expectations 15 consecutive years; • In the past two years, reduced maintenance contract costs and hourly rates by 10 percent through contract negotiations and vendor replacements. • Reduced service calls on revenue-generating store equipment by over 12 percent. • Executed energy saving initiatives such as LED lighting, light sensors, slow flow plumbing fixtures and improved equipment efficiency resulting in a 10 percent reduction in utilities in 2008-2009. • Led company weekly with 99.5 percent average up time on store revenue-generating equipment. • Collaborated with various departments within the company to complete on average 100 store remodels annually; participated as an integral part of transition team that converted the acquisition of 185 White Hen stores to 7-Eleven stores. • Mentored newly hired division facility managers across the country. • Developed a gasoline preventative maintenance program adapted by the company to reduce service calls by 15 percent, resulting in cost savings and less down time. • Developed a procedure to salvage phase separated fuel, reducing the write offs by $30,000 annually in each region.
