EXPERT PROJECT MANAGEMENT SKILLS APPLIED WHILE CONCENTRATING ON FINDING, ANALYZING, NEGOTIATING, PURCHASING AND OPERATING LARGE MULTI-FAMILY APARTMENT COMPLEXES. Apply expert knowledge and management principles to evaluate the market, economy, business practices, and state of organizations to determine potential improvement. Expert skills applied in facilities short and long-range planning, acquisition, and management processes. Complete Initial Investors’ Offering Memorandum which includes detailed analyses and presentation of the 1) business concept describing the business/investment, its product and the market it will serve and it points out what will be sold and to whom and why the business will hold a competitive advantage, 2) the financial features which highlight the important financial points of the business including sales, profits, cash flows and return on investment, 3) the financial requirements by clearly stating the capital needed to purchase and expand. It details how the capital will be used, and the equity, that will be provided for funding, 4) current business position giving relevant information about the company, its legal form of operation, when it is to be formed, the principal owners and key personnel, 5) major achievements detailing any developments within the new investment that are essential to the success of the business, and 6) the Risk Factors. APPLY EXPERT KNOWLEDGE OF PLANNING, PROGRAMMING, AND BUDGETING REGULATIONS, GUIDELINES AND PROCESSES AS THEY RELATE TO THIS INDUSTRY. Apply thorough knowledge of quantitative and qualitative methods and techniques to develop staffing standards covering program functions. Once property is acquired develop resource (staffing and funding) guidance for subordinate activities, and perform continuous appraisal of the utilization of investors’ resources as well as determining how effective those resources are in accomplishing business objectives and goals. Often direct complex studies requiring application of analytical and statistical methods and techniques.
