Directly involved in expense control which included large items such as Capital Improvements (Paving projects, painting, etc.), negotiated telephone contracts, snow plow contracts, landscaping projects and much more. Authored and implemented a new company Operations Guide to completely replace the existing version and created and maintained a Mystery Shop program which was cost effective and served as an excellent training tool. Managed delinquency, established excellent communications with both customers and staff, and created and directed a merchandise program that ranged from the vendors to the sales floor. Additionally, developed and oversaw training programs which included step-by-step checklists for the duration of training and frequently visited properties in order to provide great hands-on leadership. * Increased Company wide Net Operating Income (NOI) by at least 12% during every 3 month increment throughout tenure with the company, with total NOI increases of at least 20% year over year. * Mystery shop program resulted in nearly 90% success, which led to increased sales. * Decreased turnover by 50%. * Saved the company advertising costs in excess of $50,000 per year. * Significantly improved performance metrics with bi-annual manager reviews. * Reduced delinquency by 50% in 2009 by instituting new programs. * New training programs resulted in faster sales results by the property managers who were better prepared. * Decreased merchandise costs by 20% with more professional merchandise presentations.
