Daily Duties at Welsh Companies Fl. Inc.:

Manage all facets of operation and administration for a large, multiple building commercial complex totaling over 260,000 square feet and up to 103 tenants. This includes managing client/vendor relationships, maintenance, and construction activities. Identifies potential tenants, evaluates needs and shows space as appropriate. Responsible for preparing and delivering all renewal, re-certification, rent increase, and late fee/rent notifications. Plan, schedule and coordinate general maintenance and repairs, remodeling and construction projects. Regularly inspects properties to ensure they are in appropriate condition. Accountable for collecting Deposits/rents, enforcing terms of rental agreements, and resolving tenant complaints. Excellent ability to analyze and interpret the needs of the customers and tenants and offer suitable solutions. Communicate regularly with tenants, contractors, vendors and maintenance staff. In depth knowledge of property management, principles, procedures, and standards, as applied to public facilities. Ability to develop bid specifications and evaluate bids from contractors. Assists with negotiating contracts with vendors. Excellent capability of developing and maintaining record keeping systems and procedures.
