Daily Duties at Abacus Project Mgt:
• Owners representative for new construction & re-model of ten campuses in District. Value 50 Million in Bonds • Reviewed Architects drawings and design prior to District final construction approval to Board approval. • Create and prepare proposals for construction projects to be marketed to the construction trades for public bid, Also included advertising for bids, bid documents preparation to include scopes for each division, one through sixteen, Budgets and management of all pre-bid activities, include pre-bid meetings, conducted public bid opening & final review of low bid, review of contractors references & documents prior to recommendation for final submission to Board for award of contract. • Prepare Award letters, schedule Pre-construction meeting with contractors, assemble contractors insurance and bonding documents prior to issuance of Notice to Proceed • Review & approve project Schedule, timelines & milestones, review of all project submittals, RFI’s, RFP’s, Clarifications, Proposed Change Orders & Change Orders, Proposed substitutions, Management of all document control and daily logs • Daily Monitoring of construction site and activities, to include labor relations, Safety requirements, project schedules, DSA requirements and inspector reviews, weekly construction meeting and preparation of meeting minutes, daily and weekly reporting to District using Expedition software • Attend the monthly Community Oversight Committee meetings, to report construction progress and schedule, attended requested School Board Meetings for presentations of individual projects. • Communicate and meet with Principals & staff at each campus to accommodate student schedules & activities during the construction process • Review and approval of Contractor Pay Requests with Architect, DSA Inspector prior to submission to SGUSD Purchasing Director for payment • Developed a Lease Lease back for Jefferson Middle school, Gym and music center. Worked with District, Legal counsel, Assistant Superintendent and Facilities Director to prepare all contract documents. • Set on board of 8 school officials to interview and select General contractor for Lease Lease back project at Jefferson Middle school • Responsible for Project close-outs final punch, Project Budgets and costs, Project completion date.
