Ross Morgan and Company Inc. Sherman Oaks, California Property Manager Ross Morgan is a leader in the field of property management of Homeowners Associations. Currently serving 300Associations in the greater Los Angeles area, San Fernando and Antelope Valleys and the Valencia-Newhall- Santa Clarita region. My responsibility is to provide Full Service Property Management. Last Assignment– “On-Site” property manager, 509 Condominiums, 10 Buildings covering 9.5 acres, Management of full time Maintenance staff, Janitorial staff, Security staff, Recreation Room staff, Landscape staff. (Total 16 employees) • Overseeing building modifications and maintenance, retaining outside contractors and vendors. Responsible for major re-surface of parking structure and tennis courts, re-roofing of 3 of the 5 buildings. All projects were completed on time and under budget • Responsible for Leasing Consultants, Fair Housing Practices, Community Relations • Created budget and expense analysis annually. • Developed and managed preventive maintenance programs with at 30% cost saving • Interfaced with building inspectors from the Fire Department, Insurance Companies • Compliance with State and Local Building Codes, Federal Cal/OSHA, Universal Building Code • Managed building emergency services such as fire sprinklers systems, “DRY” Fire Suppression System and emergency lighting for building • Schedule all interior and exterior work requirements • Ross Morgan & Company – Initial Assignment - Property/Association Manager Community Homeowner Associations Manager for seven major Associations. (Responsibility for just under 1000 doors - ) Currently – Encino Racquet Club HOA - Association President •18 years as President and property manager of a 41-unit condominium •Completed 3.5 million dollar restoration of building on time and under budget •Schedule all interior and exterior work requirements •Overseeing building modifications and maintenance, retaining outside contractors and vendors •Interfaced with building inspectors from the Fire Department, Insurance Companies •Compliance with State and Local Building Codes, Federal Cal/OSHA, Universal Building Code •Managed building emergency services such as fire sprinklers systems, •Created budget and expense analysis annually
