Daily Duties at Lwb Development, Llc:

Establish and oversee all operations, sales, and financial activity for the construction, sale, and management of resort properties. Coordinate meetings with government entities, architects, financial institutions, and general contractors. Develop financial plans to secure project funding. Work with GCs, architects, civil engineers, surveyors, and landscape architects to establish workflows and cost structures. Conduct regular financial analyses and update project costs/timelines as needed. Team with attorneys to draft contracts and resolve ongoing project/architect/contractor issues. • Spearheaded development of $400M+ in capital projects such as condotels, the 1st Class A office building in the area, and a residential cottage community. Also directed the due diligence/acquisition for over $200M in 2,500 hotel/condotel units and a condo conversion project. • Secured over $500M in full financing from banking syndicates by preparing complete financial models and “deal books” and working with all stakeholders to ensure accuracy of project needs. Secured over $65M in mezzanine financing for the development and acquisition projects. • Negotiated development/sale agreements with land owners (including land leases) and oversaw all development due diligence. • Teamed with architects to create plans that maximized land use and aligned with regulatory requirements. • Negotiated agreements with general contractors, architects, and property management firms. • Authored several planned unit developments (PUD), including regulatory requirements of jurisdiction, technical specs and architectural designs. • Prepared comprehensive construction/development financial models. • Collaborated with sales teams to determine pricing and develop marketing initiatives and set budgets. • Met with local Planning Commission authorities and City Council to present plans and garner approval for development and construction and changes requiring PUD amendments. • Led all phases of project, from construction through occupancy, closing loans, directing demolition of existing structures, and managing all contractor/architect workflows and change orders as needed. • Developed finance packages for property buyers by negotiating end-loan financing with various lenders and teamed with attorneys and buyers to facilitate hundreds of closings. • Successfully completed four phase, 544 unit, $130M project, which resulted in client hiring my firm to build a new Sales Center development project, including the first Class A office building complex in North Myrtle Beach. • Garnered national recognition by Wyndham and had development featured in architectural magazines. • Negotiated and consummated sale of residual project interest to a large local property management company.
