Daily Duties at First Realty:
•Solely managed (3) three LIHTC/Sec. 8 apartment communities in Detroit/Hamtramck •Collected monies, developed payment agreements & negotiated rents •Developed marketing plan for the purpose of increasing rental volume •Prepared for MAMM, REAC & MSHDA audits/inspections •Generated annual property reports for submission to investors •Negotiated with contractors and subcontractors within budget constraints •Maintained weekly computer payables system for two properties •Troubleshoot/resolved crisis related to tenants and property •Interacted with agencies following property/ies inspections (REAC, MSHDA) •Prepared and delivered monthly Section 8 voucher to local agency •Received training in the following areas: tax credit, real estate and CAMS •Supervised staff of four persons and monitored their work performance •Reviewed, approved and/or renewed 236, RAP, Section 8 & Rent Subsidy leases •Served as “regional property manager” of five properties for seven weeks
