Daily Duties at The Chicago Housing Authority:

1996-1999: Selected from 103 building managers to manage diverse projects, including identifying a cellular communications rooftop management vendor and coordinating decisions on cell-site design. Supervised 15 (20-year) contracts, each valued at $22,000 annually, totaling ~$6.6M. Performed strategic analysis and planning, business relationship building, and project coordination and implementation activities. Provided initial team analysis of demolition site criteria selection and initial privatization criteria of on-site building operations. • Ensured compliance with HUD regulatory guidelines by monitoring and recording operations group performance; submitted weekly and monthly statistical and narrative reports for use by strategic management, analysis, and planning groups. Established policies/procedures and reporting for operational divisions. Property Manager, 1991-1996: Served as Senior Building Manager for 14 senior citizen high-rise complexes. Supervised on-site staff and daily operations with ~60 employees at all sites. Managed the heating plant, plumbing electrical risers, building operations, and apartment unit maintenance. Was responsible for on-site HUD leasing and lease renewal recertification, unit repairs and maintenance, unit rehabilitation, and vendor relationships. Interfaced with building resident groups on a monthly basis. • Maintained a 2% or less accounts receivable for rent collections (three continuous years) and a 3% or less vacancy rate.
