Daily Duties at The Habitat Co. Llc:
General Property Manager: Oversaw the day-to-day operations of a 40-story (Class A), 955-unit residential mixed-use property with 9 elevators, interior and exterior parking, and a 1,300,000 square foot building envelope. Managed a $7.5-million annual budget (property operations) and a five-year capital investment of $27.6 million for a special assessment, multi-project infrastructure rehabilitation. Directed a 40+-member union staff that performed building/unit maintenance and repairs, parking garage duties, loading dock activities, janitorial work, and housekeeping; supervised a 5-member office staff. Performed hiring, employee evaluations (performance reviews), and disciplinary activities (including terminations). Provided oversight and support to association management, related collections, owner/tenant customer service, administrative work, business development, regulatory compliance, union relations, city and state inspections, and project integrations. Identified and contracted multiple vendors for materials and services; established projects, timelines, and budgets. Wrote, prepared, and reviewed numerous RFPs; negotiated contracts, oversaw deposits and accounts payable activities, ensured contract compliance, and resolved project issues. Shared operational oversight of the property with a nine-member Board of Directors; coordinated Board of Directors’ meetings and the annual election. • Implemented an automated work order request and completion system (Yardi) for work orders, accounts payable, electronic invoice batch management, accounts receivable, and resident information data management.
