On site Property Manager of a 400,000 sf Class A Office Tower with First Floor Retail – New Asset of Owner (closed 11/15/06) and start up Operation with a New Management Contract under MPM. Developed and managed four separate Operating Budgets ($3.2 million) that accounted for three separate entities (High Rise, attached 5 story Historic Building and Underground Parking Garage). Accounted for shared and dedicated expenses (three separate and one consolidated budget), performed CAM and RE Tax Reconciliations. Financial Reporting included monthly on cash basis, quarterly on accrual (GAAP).
