Daily Duties at Patriot Home Title Co., Llc:

As a Closing Agent for America's First Home,LLP my responsibilities were to order a title search once I reviewed the contract from the builder. After receiving the title search I would order partial releases and payoffs from the bank, and order HOA estoppel letters from managment company. Prepare title commitment, CPL's, Prepare Prelim-HUD and 24 month chain of title. Prepare Notice of Termination &Contractor's Affidavit and Warranty Deed with the proper vesting. Coordinate with mortgage company on a closing date and follow up on closing documents from lender. When I received the closing package from lender I would call the buyer to schedule the closing. Work up the HUD according to contract, lenders instructions, and seller contributions. Fax or email HUD to builder, lender, mortgage broker, and wait for HUD approval or revisions. After, I received HUD approval I would call the buyer and disclose the closing figures to them and go over the terms of their loan.Explain mortgage documents to buyers and help them to understand their loan. Sign and Notarize lenders package. Obtain a funding number from the Lender and have bookkeeper cut the checks so I could disburse checks as needed and release the keys to the buyers.Warehouse the executed documents and make the necessary copies to send out to the Lender and Mortgage Broker VIA UPS. Familiar with clearing title issues, handling Construction Loans & Refinance Closings.
