Daily Duties at Native Sun Resort :
- Management functions: - Supervise all employees – Front Desk Staff, Maintenance Staff, Housekeeping Staff. Held Weekly meetings w/staff – plan, organize, direct, and control tasks. - Reviewed resumes` and interviewed applicants. (Hired/Fired) Reviewed benefits and new hire orientation procedures. - Maintenance/Housekeeping Issues: - Reviewed supplies, maintenance needs, etc. during weekly meeting or as needed - Reviewed other needs: building/units, office, beach, swimming pools, ‘hot tubs’, sauna, landscaping, grounds, etc. by walking/inspecting the property and vacant units on a daily/weekly basis. - Solicited RFQ’s (request for quote) from vendors and negotiated work orders when needed for significant repairs/replacements, or capital improvement projects. - Owners issues: Interfaced directly w/owners; Provided friendly customer service to owners/guests resolving any problems as needed; – Accounting functions – – Weekly: Payroll, Accounts Payable. – Monthly: – Payroll Tax Payments and County and State Tax Payments for Rentals. – Posted and prepared rental income payments for owners. – Financial Reports for Board – Income Statement, Balance Sheet, Delinquency Rept., Bank Reconciliation, General Ledger, Collection procedures if needed. – Suggestions – regarding delinquencies, maintenance, housekeeping, etc.. – Quarterly: IRS Payroll Tax Reconciliation – Annually: – Assisted the Board in preparing the Annual Budget. – Presided over Annual Owners Meeting. Reviewed financial status and maintenance issues. Presented Annual Budget – operating, maintenance, reserve funds. - IRS Payroll Tax Reconciliation and County Real Estate Taxes. - Prepared for the Annual Audit. – Reviewed insurance policies (property, flood, personnel (workers comp), liability, and other contracts as needed. - Record Keeping – owners files; AP files; personnel files; etc.. - Safety issues – prepared for natural disasters; i.e. hurricane evacuation plans, etc..
